Layout of the new Building - Self Redevelopment

 We did some 30 designs. Mainly 6 Designs and variations around this.

I was very keen on having 

1. cross ventilation and natural light 

2. Min area in passage 

3. No Toilet opening in Duct 

4. Fire escape near each flat 


Ist few designs were commercial. Like you see in Mumbai.  Zhuk Zhuk Gadi.. Ask any architect, and he/She  will explain you what is Zhuk Zhuk Gadi. 

We pushed further. it was a long a painstaking process. took almost 12-14 months for designing and flat allocations. but finally, we chose a design which had

1. 2 wings and not 1

2. Easy access to fire exit

3. each flat having 2-3 way opening windows

4. Min area in passage

5. all toilets on external wall to natural ventilation and light. No Duct in the building.

6. No shared walls in bedroom

7. 1, 1,5, 2. 3 BHK options

8. Balconies for 2-3 BHK on demand


So what we did was, to ask members that you can have 3 BHK Flat free of cost. or 2x1 BHK Flat free of cost or buy 2x2 BHK or 2 plus 1 BHK at a special discounted member price and so on....

The result was... we could sale 15 CR area to our members as some were not interested in 3 BHK, but they decided to pay more and buy 2x2 BHK or other options. this was their future planning for their kids, or for rents etc.  

Secondly, many members convinced their friends, relatives to buy flats in our projects. That's good for the project. 

So in summary 

1. we had a well designed project

2. Maximum flats sold internally

3. Members were happy as they could choose what they needed.

4. we were happy as the sales was happening before RERA registration. 

Next step was to find a PMC and move on...
